Dreaming of building new homesEveryone has an idea in mind for a dream home be it an Edwardian mansion complete with neo-classical architecture or an environmentally friendly eco-house constructed entirely from renewable materials. Realising that dream is another matter entirely. For those that dream of owning a Georgian townhouse or country manor the option to purchase an existing building is the most likely course of action. Others who dream of a turf roofed eco-residence or cutting edge architectural masterpiece will likely need to purchase the raw land and build from scratch. In any of these scenarios where the owner plans to convert an existing property or construct a new building to meet that dream house standard, an architect shall need to be employed. An architectural firm may specialise in a specific field such as modern architectural construction or may provide a more generic service to their customers. For example a large firm can accommodate a wide variety of customer requests for their building design. Old houses that require renovation may however be listed buildings and when renovating listed buildings there are many criteria, rules and regulations that the owners must conform to. These regard such things as the replacement of windows, structural alterations and roofing tiles. Owners wishing to renovate a listed house are strongly advised to employ a renovation specialist who fully understands the relevant legislation in order to avoid damaging a historically important building. People with grand visions of entirely new housing concepts can employ architects to design their new homes in their entirety. Building a house from scratch is a very complicated and long winded process that requires dedication, determination, planning and a significant amount of money. For instance, a faux castle built complete with under floor heating, insulated walls, modern glazing, rain water harvesting, surreptitiously placed solar panels and other alternative power sources could be constructed upon an idyllic hillside plot. Building a house like this would require the purchase of the land, conformance to various building and planning regulations, employment of an architectural firm specialising in historical design and restoration plus other planning and pre-construction specialists such as a county archaeologist. This would all need to be organised prior to construction even beginning. Specialist equipment and materials would need to be sourced from renewable energy suppliers, quarries, timber yards and roofing firms. The employed building contractors would also need to include highly skilled specialists such as stone masons and carpenters. The cost of a project like this would inevitably be astronomical, hence its dream status. But dreams such as this are achievable. For some building projects government grants may be available to help fund design and construction. Renovation projects for listed buildings can retrieve public grants and funding which can contribute to the costs. Grants are also available to fund the purchase and installation of renewable energy products. Excess energy produced can then be sold on to the national energy grid. Over time this could not only recoup the costs of installation but could also provide a minor income. More Tips
